Pay A Fair Price

Everyone wants to get a deal on their new house, whether they're searching for property here in Birmingham or at the Royalton - 801 Bay Street. Going into a sale expecting to buy the property for a song, however, will only lead to disappointment, as most sellers are out to make a buck off you and you will be butting heads like mountain goats. Instead, focus on paying a fair price, which will leave both you and the seller pleased with the results. Here are some tips for buying a home at a fair price.

The first thing you should remember is that you cannot always trust the asking price to be a true representation of the home's market value. Sellers will often price their Stouffville homes for sale higher than market value either because they are assigning the property sentimental value or because they have padded the price a little to allow for negotiations with the seller. Beware of people selling homes without the aid of a realtor, as these people frequently have no idea what their properties are really worth.

The only time you might make an offer at the asking price is if you knew there were other competitors lurking in the wings looking to buy the condo in Yorkville you want. If there's the possibility of a bidding war, in many cases you can end it before it begins simply by giving the seller what they're asking for. Do not take the seller's word for it that there are other buyers, however, as he or she may be saying that just to light your fire. Get your own realtor to investigate.

If there are no other interested buyers as far as you know, you have the advantage and you may be able to turn this into a savings on mortgage in Canada. However, do not assume that you can low ball any property without interested buyers. Most sellers would rather wait and see than accept a low offer, so you're always better off offering a fair price. The only real exception to this is if the property has been on the market for months or years and the seller is desperate.

So how can buyers figure out the fair market value for the Mississauga homes they want? Well, those with realtors can simply ask, since the realtor will have a wealth of statistics at his or her disposal. If you're searching on your own, you will have to dig up some real estate statistics for your area on the internet and see what homes in that neighborhood of that size have been selling for in recent months and estimate a fair value from this information.
